Revealed: Sutton's most expensive streets to buy a house

New figures from Property Solvers, based on completed residential property transactions recorded by HM Land Registry, reveal the Sutton streets where properties have achieved the highest average sale prices.

The figures show the average price paid for homes on each street, alongside the number of sales recorded.

While some streets have only seen a small number of transactions, the data provides a snapshot of some of Sutton’s most valuable residential addresses.

The Causeway came out on top, with homes selling for an average of £1,963,500 across four sales.

The Highway was second, with an average sale price of £1,847,500 based on four transactions.

York Road took third place, with three sales producing an average price of £1,339,333.

The figures also highlight Cornwall Road, which appears multiple times in the top 10 across different postcodes, with average prices ranging from more than £1.2m to £1.3m.

5. The Gallop (SM2 5SA) – Average property price: £1,267,097
6. Cornwall Road (SM2 6DS) – Average property price: £1,224,375
7. Cornwall Road (SM2 6DU) – Average property price: £1,222,833
8. The Ridgway (SM2 5JU) – Average property price: £1,222,345
9. Grove Road (SM1 2AP) – Average property price: £1,183,000
10. Cecil Road (SM1 2DL) – Average property price: £1,141,666

The top addresses are concentrated largely around Sutton and Cheam, with the majority of the streets carrying SM2 postcodes.

The wider Sutton property market has an average house price of £320,812, up 6.65% over five years and 1.26% in the past year.

There were 474 sales over the last year, down 72.15 per cent on the previous year, with most sales falling between £230,000 and £326,000.

Properties are taking an average of 106 days to sell and typically achieving two per cent below asking price.

In June 2026, there were 150 new properties listed, 97 agreed sales and 127 price reductions.
