Sutton to welcome over 1,000-homes as part of major regeneration

Berkeley has launched Sutton Garden Square, a 5.6-acre scheme in the middle of Sutton, which will eventually deliver more than 1,000 homes.

These homes will be both private and affordable, alongside commercial space and public green areas inspired by London’s historic garden squares.

The development will also feature facilities designed to foster community life.

The Kensington is the first collection to be released, comprising 159 one, two and three-bedroom flats.

These energy-efficient homes will feature underfloor heating, ceiling-mounted rainfall showerheads and full-height windows.

Construction of The Kensington is due to begin this year, with the first homes expected to be completed in 2028.

Residents will have access to communal roof terraces with views towards the City of London.

A pet spa, private gym, media and games room, children’s playroom, co-working spaces, lounge areas and a 24-hour concierge will be among the shared facilities.

Many of the apartments will come with private balconies or terraces overlooking gardens and landscaped walkways.

The Pavilion, an on-site hub, will house many of the communal facilities.

The neighbourhood will also offer 8,500 square feet of commercial space.

Sutton Garden Square is located just a three-minute walk from Sutton station, with direct rail services to London Bridge, London Victoria and St Pancras International.

Central London can be reached in just over 30 minutes by train.

The station also offers fast connections to Gatwick, Heathrow, Croydon, Wimbledon and Kingston.

The development is situated close to Sutton High Street and nearby schools.

Sutton is known for its parks and schools, and was recently ranked as London’s second safest borough.

It offers more than 1,200 acres of green space as well as several Ofsted-rated "Outstanding" schools and five top-ranked grammar schools.

The scheme is part of a wider wave of investment in Sutton, including the £1 billion London Cancer Hub project.

Berkeley is also funding improved routes in and around the development to enhance links between town centre destinations.

The mix of location, transport, amenities and educational options is expected to appeal to domestic buyers and young families.

Buyers purchasing in The Kensington can choose from two interior colour schemes.

Verdant Grove features warm timber finishes, light stone surfaces and neutral tones, while Chalk Meadow pairs soft neutral tones with warm natural textures to create bright, uplifting interiors.

One-bedroom apartments start from £375,000.

The Sutton Garden Square sales office is located at 27 Sutton Court Road and is open Monday to Friday from 10am to 6pm, and Sundays from 10am to 5pm.
