House prices in Carshalton have largely levelled off over the past year, with new data showing slower growth and a slight dip in sales activity.
Fresh figures from HM Land Registry show that the average property price in Carshalton now sits at £566,312.
Over the last five years, homes in the area have grown in value by £47,426, an 8.79 per cent.
In just the past year, prices have climbed by 1.64 per cent, equivalent to a £9,478 rise.
There were 214 residential sales across Carshalton in the past 12 months, down 12.15 per cent from the previous year.
Most of those sold homes – 45 of them – were priced between £270,000 and £396,000, while 43 properties sold in the £522,000 to £648,000 bracket.
Properties are taking an average of 76 days to sell, from listing to completion, and homes are typically selling for £12,851 below the asking price, a drop of around two per cent.
