A landlord tired of tenants breaking contracts has launched a first tenant rating website.

The free web service, Tenants History, has been launched by landlord Steven Hanbury, 35, of Croydon, allowing landlords and letting agencies across south London to rate their tenants.

Mr Hanbury, of S&S Hanbury properties, said: "As landlords we are sometimes the last to know when the tenant decides to leave a property.

"In the past we've had tenants disappear without warning, also not paying their last month's rent and before we've even had a chance to inspect the property.

"Tenants History will help towards combating this."

"Tenants History is a unique service designed to safeguard Landlords by highlighting the GOOD tenants and enabling others to view a true representation of a tenants residential history."

"Tenants History operates using a points scoring system allowing the Landlord the option of "not rating his tenant" at all, should they wish."

"This allows the prospective Landlord the opportunity to contact the current/pervious Landlord direct to obtain a finer reference".

He admitted the service could be abused by unscrupulous landlords to blacklist tenants they have fallen out with, but added the more information available, the more honest the detail would be.

The service also informs a landlord if their tenant has been searched, as this indicates they will be looking to leave.

Service user Kayla Perry, from London Housing Solutions, said: "The most common issue for landlords are problem tenants.

"As a large landlord company with a high turnover of tenants, both good and bad, what better way to inform others about our tenants, than to place them on Tenants History.

"The website ensures future landlords are renting their properties to the right clientele."
