A former Wetherspoons pub in Sutton is being advertised for rent at £55,000 a year despite having planning permission to be largely converted into flats, as reported by our sister title London Now.

The long-term vacant pub, The Grapes on Sutton High Street, is being marketed as a “prominent corner unit” with potential to continue operating as a public house.

The listing highlights its location near the St Nicholas Centre and Asda car parks, London Now reports, where further details of the property can be read.

The rental cost is offers in excess of £55,000 annually, exclusive of other occupational costs, for the 2,040 sq ft.

The chosen tenant will agree on a new lease for a term to be agreed.

The Grapes, which was built in the Victorian era, originally functioned as a pub and hotel.

It was a Whitbread pub for a long time and was once a Berni Inn.

However, the pub closed on August 5, 2018, and has remained shut since.

A planning application was submitted in November 2019 and subsequently approved to transform this three-storey building into a partially three-, four-, and five-storey high-rise complex.

The new scheme includes the development of 25 self-contained flats.

These will be composed of 16 one-bedroom, four two-bedroom, and five three-bedroom apartments.

The upper floors and part of the ground floor of the pub have been approved for change of use to residential flats.

On March 19, 2023, the High Street pub was closed long-term and has been on the lease market since then.

The business rates will be re-assessed following occupation.
