More than 200 homes are set to be approved as part of a huge development in Beckenham.

As part of the proposal for Langley Court South Eden Park Road, a care home consisting of 100 beds is also intended to “meet local need”.

The planning application says Langley Park “will contribute significantly to the identified need for older persons’ housing”.

A total of 280 homes would be built if Bromley councillors accept the proposal from CALA Management Limited at a meeting this week.

Officers at the council have recommended the proposals are given green light, but neighbours say extra traffic from the care home and proposed family houses will impact South Eden Park Road and be a safety hazard.

Concerns have also been raised over the impact on infrastructure and the level of affordable housing proposed.

The new homes would consist of one, two and three-bedroom apartments and two, three, four and five-bedroom houses. Of the 280 homes, 42.5 per cent – 119 – of them would be affordable.

A planning application was accepted in June 2014 to deliver 179 new homes, a medical centre and the retention of the sports pavilion.

The deadline to act on the application passed and a revised scheme has now been put forward.

According to council documents: “The proposed redevelopment of this vacant site has been previously considered and the approved scheme of mixed development comprising residential units, a doctor’s surgery and a leisure pavilion and playing fields has been implemented.

“In terms of the contribution of the proposed scheme to the local area, the site has lain vacant for sometime and, whilst the previous scheme was implemented, this did not result in the provision of new housing on the site.

“The current scheme moves the development of the site closer and provides a variety of unit sizes and types that reflect the pattern and form of development in the local area.”

As part of the new application, the existing sports pavilion would remain.

The proposals will be debated at a meeting on Tuesday, November 6.
