Plans for a new block of flats with no affordable housing are set to be approved in Sidcup.

Developer Shanly Homes has applied to demolish Oceanic House in Sidcup Hill and build 48 one and two-bedroom flats.

According to its application, the new six-storey building would include a courtyard and car parking spaces.

A similar scheme has been refused before, but the developer has since reduced the number of homes by 10 and introduced new access sites for vehicles from Cross Road.

Officers at the council have recommended the new plans for approval at a planning meeting next week despite the lack of affordable housing.

Independent assessors said it is “not viable” for the scheme to include affordable housing, but the developer has proposed six shared ownership units instead.

According to council documents: “It is concluded that the balance of providing well designed housing in a sustainable location overrides the minimal impacts that accrue from this development.”

From the rejected application, parking spaces have been increased from 26 to 33.

This second attempt has also increased the amount of outdoor space, including two communal roof terraces and private balconies.

Nearly 30 objections have been raised over the proposals, including Sidcup Community Group and North Cray Residents Association.

Neighbours say a block of flats would be “overcrowding and overdevelopment” of a site that would result in the loss of commercial space.

Other concerns include the impact on neighbouring properties and the pressure new residents would have on “stretched”doctors in the area.

Sidcup councillor June Slaughter has opposed the new build, saying the height and bulk of the proposed block is still too great.

The developer says the revised proposal is be much needed, adding in its application: “This urban regeneration scheme will replace the existing offices with a new and more attractive building.

“It will be built to modern standards to satisfy the requirements of the Mayor of London’s Housing Supplementary Planning Guidance and will provide much needed residential accommodation for Bexley.”

The scheme will be decided upon next Thursday, November 8.
