A fire which started in a bedroom spread to the whole house in south Norwood.
The blaze started at about 8.20pm at the premises in Cargreen Road last night.
Firecrews from Woodside station attended but the occupants of the house had already escaped the building.
The fire was under control within half an hour.
London Ambulance Service confirmed it sent two ambulance crews, a hazardous area response crew and two single responders in cars.
They treated an adult male for smoke inhalation and a baby but neither needed hospital treatment.
