A 32-acre Winstanley and York Road regeneration plan in Battersea has taken a ‘significant step’.

Wandsworth Council has entered a joint venture partnership with developers Taylor Wimpey Major Developments. The agreement to make improvements to the neighbourhood next to Clapham Junction station follows extensive master-planning earlier this year.

The project aims to provide more than 2,200 homes, built around a redesigned park, in the 1960s-built Winstanley and York Road estates.

It is said to offer a mixed range of tenures across private sale, rent and low-cost home ownership, with all 530 secure council tenants guaranteed a newly-built home on their estate alongside all owner-occupiers.

Meanwhile, the council is said to be building 107 new social rent homes on sites within a mile of the estates in order to enable the first phase of the scheme, which includes 71 new flats in Shuttleworth Road that are part-funded by Mayor of London Sadiq Khan.

The first main phase includes a new leisure centre that features a gym, fitness studios, an eight-court sports hall, teaching pool and an eight-lane 25m main swimming pool.

In addition, this will come with a library, children’s centre, community space and nursery, as well as shops and improved across to the River Thames and neighbouring areas.

There will also be a new health centre alongside business space with employment and training opportunities for residents and local people.

Councillor Ravi Govindia, leader of Wandsworth Council, said: “This is one of the only estate regeneration schemes in London that is not only building new homes for all secure council tenants and owner-occupiers on their estate, to keep communities together, but also providing more than 100 additional council homes.

“With employment and training opportunities for local people, greatly improved leisure and community facilities including a new library, and greater access to cultural and sporting opportunities, the Winstanley and York Road estates regeneration raises the standard for others to follow.”

“This regeneration will create a variety of high-quality new homes, in addition to delivering significant new amenities and facilities for the local community.”

Marsha de Cordova, Battersea MP, said: "I welcome investment in the Winstanley and York Gardens estate after years of neglect, and the provision of new homes for the current tenants.

"However, I am very disappointed to see that despite the number of homes being tripled on the site, no new additional council homes are being built. The housing crisis across London will not be solved unless we take council housing seriously."

Consultation on the proposals are underway and the main planning application for the masterplan is scheduled for the summer in 2018.

The construction work, subject to planning, will arrive in phases and the first will begin at the end of next year.
