The local housing market is buoyant with families keen to move up the ladder to larger homes.

That’s the view of Shanly Homes, the Leatherhead-based independent property developer, which says it has seen a rise in interest from Kingswood families looking to up size to new build homes within the village. Shanly Homes is currently developing four sites within the local area. These include: • Manor Place - a development of 16 four, five and six bedroom houses and six apartments in St Monicas Road. Just four homes now remain for sale in this development. A spokesman for Shanly Homes said: “Manor Place has been very popular with local families looking to upsize but stay close to transport links into London. The homes have been popular with families given their spacious room sizes, added extras such as utility rooms, and provision of much needed storage space. The development also has great outside spaces with the homes centered around a landscaped island.

• The Pippins – This is a unique development of two houses, one six bedroom and a five bedroom house, set in Furze Frove, a private road, with large gardens. While providing the necessary space for families, the houses also offer to chance to live in a very individual and bespoke home.

• The Grange: features six five and six bedroom houses in Hazelwood Lane. These larger family homes cater for modern family living, while reflecting the traditional design of existing homes in the village. Again, they offer the space which modern families need, with accommodation set over three to four floors. All homes have landscaped frontages and driveways which offer ample parking.

The popularity of these developments, has resulted in Shanly Homes making further investments in the area to keep pace with growing local demand. They are now pursuing a further development of two detached houses on Waterhouse Lane, again providing larger houses for families seeking to upsize.

David Huggett, managing director of Shanly Homes, Leatherhead said: “At the moment customers are telling us Kingswood really is the place to be, but it’s even surprised us that the vast majority of the properties have been bought by families already living in the village. “Our small scale developments which integrate into the existing village are very popular as they offer the space and the quality that people want. It shows that the local housing market remains in a healthy state and that families have a growing confidence in making the big financial decision to upsize.”

A recent review of sales data highlighted that almost all of the homes have been sold to existing Kingswood families seeking to up size into five and six bedroom properties. The data highlights that there is a growing confidence in the market, about making the financial decision to upsize. In their feedback customers are saying that Kingswood offers a great quality of life for their family, and that new build has given them the extra space, quality and peace of mind they needed without compromising on the location they love.

The confidence in the Kingswood market has led to Banstead-based estate agents Richard Saunders and Company recently opening a new office on Waterhouse Lane. The independent estate agents have almost 40 years experience operating within the Kingswood and Surrey property markets and the recent upsurge in demand has been a key factor in having a branch in the village itself.
